Every week I show a client through Kelowna or West Kelowna, and at some point they ask me the same question: where would you live if you weren't selling real estate for a living? My answer, more often than not, is Peachland.

I get why it surprises people. Peachland sits quietly on the western shore of Okanagan Lake, a fifteen-minute drive from downtown Kelowna, and it doesn't shout about itself the way some of the busier lake communities do. But that is exactly the point. If you want lakefront living in the Okanagan without the crowds, the traffic, or the price tag of Kelowna's waterfront, Peachland deserves a serious look.

A Small Town with a Real Waterfront

Peachland is home to roughly six thousand residents, and it still feels like the kind of place where people know their neighbours. Beach Avenue runs along the water and is lined with local shops, cafes, and restaurants, all within walking distance of the lake. What sets Peachland apart from a lot of small Okanagan towns is that its waterfront is genuinely public and genuinely usable. There's a three-kilometre walking trail along the shoreline, and Swim Bay is often described as the only lifeguarded swimming park on Okanagan Lake. On a July afternoon you'll find families spread out on the grass, kids jumping off the dock, and paddleboarders working their way along the shore.

For anyone picturing retirement or a slower pace of life, this is the kind of setting that is hard to manufacture. You don't need a boat or a cottage to have lake access here you just need to walk down the hill.

Trails, Falls, and Mountains Right Out Your Door

What keeps residents in Peachland long term is what surrounds the town, not just what sits on the water. Hardy Falls Regional Park is a short walk from downtown and follows Deep Creek up through a canyon to a waterfall that runs strong through spring and into summer, timed with the salmon spawning run in the fall. Pincushion Mountain rises above the community and offers hiking with some of the best panoramic views of the lake anywhere in the Central Okanagan.

This year the District completed the new multi-use trail connecting Peachland to Goat's Peak Park, funded in part through the BC Active Transportation Infrastructure Grants program and a federal active transportation fund. It's a meaningful addition for a community that already leans hard into outdoor recreation, and it's the kind of infrastructure investment that tends to support property values over time because it makes daily life better for the people who already live there.

Wine lovers have their own reasons to love the area too. Hainle Vineyards and Fitzpatrick Family Vineyards are both minutes from town, and the broader Peachland and Trepanier wine corridor continues to draw visitors who often end up asking their agent meaning me what it would take to live here instead of just visiting.

Family Life Without the Big-City Pace

Peachland is part of School District 23, and families here have access to Peachland Elementary right in the community, with George Pringle Elementary, Glenrosa Middle School, and Mt. Boucherie Secondary all a short drive away in West Kelowna. That proximity matters. You get a quiet, walkable neighbourhood for your kids to grow up in, without giving up access to larger schools and programs just down the highway.

The cost of living in Peachland runs modestly below the provincial average, and the community consistently reports lower crime rates than the BC average as well. For young families weighing whether they can afford a Kelowna lifestyle without a Kelowna price tag, Peachland is often the answer especially for buyers willing to trade a few extra minutes of commute for a slower pace at home.

Retirement Done Right

I work with a lot of clients who are downsizing out of larger Kelowna or Vancouver homes, and Peachland comes up constantly in those conversations. The District recently opened 73 affordable seniors' rental units, giving longtime residents a way to stay in the community they raised their families in rather than being priced out as they age. That kind of investment tells you something about where a town is headed. Peachland isn't just a retirement postcard it's actively building the infrastructure to support residents through every stage of life.

Combine that with the Peachland Art Gallery, the Peachland Little Theatre, the yacht club, and a golf course a few minutes up the hill, and you get a community that offers genuine day-to-day living not just seasonal charm.

What This Means If You're House Hunting

Peachland will never be Kelowna, and that is precisely its appeal. Inventory is smaller and more varied, ranging from character homes near the lake to newer builds on the benches above town with sweeping views. Because it's a smaller market, timing and local knowledge matter even more here than they do in a larger centre. Homes with real lake views or true walk-to-beach access don't sit long, while properties higher on the hillside can offer more room to negotiate.

If you're picturing a life that includes morning walks along the water, an afternoon hike to a waterfall, and a glass of wine from a vineyard you can see from your porch, Peachland is worth putting on your list whether you're buying your first home, planning your retirement, or simply tired of fighting traffic to get to the lake.
